If it's not available, i will use prefixes like "mycommercialleaseagreement.com" (just an example, don't know if the contract site exists or not :-) I stay away from hyphens in the url. Works like a charm... and i can prove where a site ranks well based on its domain name only, without any incoming links and without any keyword text on the home page (it's a single page site used to park the domain) But this domain still ranks high for the term "contracts" in South Africa. They will tell you what frustrates them about your niche. Then you can offer "help" or "solutions".
